• Commercial real estate (residential community / multifamily are a top fit)

• Project type: vertical or horizontal construction, or a combination of both

• Require clear parameters:

  • ≥ 20 % developer equity (including land),

  • finalized capital stack, 3–5 year exit strategy,

  • project team experience, and

  • entitlements in place

Typical investment/financings terms of EB-5 Capital in form of debt:

• 70-75% Loan-to-Cost

• 60-65% Loan-to-Value on stabilized basis

• 1st Lien construction loans with 5–7-year terms, w/ disbursement agents, third party inspectors

• Completion Guaranty and Non-Recourse payment guaranty by Borrower/Sponsor (Non-recourse guaranty such as bad boy carve-outs)

• Competitive interest rates, non compounding interest, interest only.
