Residential Development Projects from Management

Non-EB-5 Development of luxury single family homes with gorgeous open views in Walnut, California, which is recognized as one of the top school districts in the Los Angeles metro area and locates in the heart of one of its most affluent communities. Homes were built under staggered construction schedules and completed in 2024. Total buildout costs including land value for 11 luxury single-family homes totaling to 70,000 SF is approximately $30 million. This residential development leveraged Management's residential development experience and utilized private funding.

Anderson Towne Crossing - Texas

Anderson Towne Crossing is a 104-acre master-planned development in Mt. Pleasant, Texas which includes 25 acres single-family home and townhome lots, 166,500 square feet of restaurant and retail, up to 3 hotels, 900 multifamily units, and community spaces including a marine. Total development cost of this project is $283.4 million, of which up to $118.4 million will be financed from EB-5 capital. 

Thunder Rock Estates - Texas

The project, located in Marble Falls, Texas with an EB-5 loan amount of $32,000,000, is the Estate section of the Thunder Rock Master Plan (a multi-phase development plan) consisting of:

  • Horizontal development of 82 estate lots

  • Vertical construction for 16 single family homes

  • Overall area of 294.29 acres

It has an estimated completed date of August 2028.

InterContinental Hotel - Texas

$4.5 million was raised from 9 EB-5 investors to help fund the development and construction of a 21-story, 353-room InterContinental Hotel located near the Houston Medical Center with 11,800 square feet of meeting space, a 7,800-square-foot ballroom. Project was completed in late 2018 with sufficient job creation to support I-829 filing of all 9 EB-5 investors.  

Hotel Indigo - California

Located in downtown Los Angeles, this 18-story, Four Star, full service hotel with 350 keys is a first of its kind for Indigo in the United States.  Part of $1 Billion master development, atop a 4-story podium Hotel Indigo provides its guests with 30,900 square foot hotel amenity deck featuring a pool, snack bar, roof garden, and outdoor function space.  In addition the Hotel offers 133 stalls of subterranean parking, plus other amenities such as a lobby lounge, restaurant, fitness center, sky bar, retail space, meeting rooms and ballroom.  Total buildout costs for the project including land were approximately $210 million.  The project was substantively completed in March 2017.

Metropolis Condo Towers - California

Located in downtown Los Angeles, this 38-story condominium tower offers an additional 5-story parking podium with two additional stories of subterranean parking. Part of a $1 billion master development project known as Metropolis, this completed structure is comprised of 308 condominium units with attractive city views of Los Angeles, a podium level pool, garden, and fitness center located on a resident-only amenity deck, all together spanning approximately 417,955 square feet of enclosed building area. Total buildout costs including land were approximately $300 million. The project was substantively completed in March 2017.

Mixed Use Development - Texas

A historic renovation of the 1950’s era Hotel in downtown Dallas, Texas into a mixed-use development, consisting of 219 apartments, a 159-key hotel, a large ballroom, multiple restaurants, bars, entertainment venues and retail, and a renovation of the adjoining historic Old Dallas Central Library into over 90,000 SF of office space. The total budget for this project was approximately $270.5 million. The project was completed and opened in March 2018.

Mixed Use Development - Texas

Renovation of a historic property located in downtown Dallas, Texas into a mixed-use development. As renovated, the property consists of (i) 237 apartment units, (ii) a 274-room hotel, (iii) 20,000 SF of retail space, (iv) 9,400 SF of restaurant and bar space, and (iv) a newly constructed 346-space parking garage. The renovation was completed with a budget of approximately $129.5 million and completed in June 2018.

Mixed Use Development - Texas

One of the premier master development projects in the Texas Dallas-Forth-Worth Metroplex, comprised of residential villas, a hotel, retail and restaurants, an amphitheater, a wedding chapel and other structures. The residential community is zoned in one of the best school systems in Texas.  The projects are centrally located next to Downtown Dallas, as well as in near proximity to both Dallas Love Field airport and DFW airport. The total budget for this project inclusive of land is estimated at approximately $325 million.

Mixed Use Development - California

Successful buildout of a shopping mall located in the Koreatown neighborhood of Los Angeles. The project has capitalized on the dearth of adequate specialized supermarkets in the neighborhood by filling the void with a supermarket-anchored shopping center, with retail, restaurants, a food court and parking.  The total cost for the project was approximately $45 million.   The project was substantively completed in July 2016.

Mixed Use Development - Florida

Ground up construction of a mixed-use development in the heart of downtown Hollywood, Florida, consisting of a 397-room apartment complex, 104-key hotel, a large supermarket, restaurants, and retail. The total budget for this project was approximately $220 million.  The project was substantively completed in May 2018.

Mixed Use Development - Louisiana

Renovation of a historic property located within the New Orleans central business district. As renovated, the property consists of

(i) 175 apartment units,

(ii) a 145-room hotel,

(iii) 42,880 SF of retail space, and

(iv) a newly constructed 484-space parking garage. 

The total buildout costs of the renovation including land value was approximately $130 Million.  The construction of the property was substantively completed in March 2018.
